COVID-19 updates from Franklin West, Inc.

Franklin West, Inc. is going GREEN. As Allegheny County and Butler County move into the final "green phase" of Gov. Tom Wolf's reopening plan June 5, we wanted to provide you with some guidance as to how this affects the services Franklin West can provides to our residents, both current and prospective.

Information For Our Residents

  • Maintenance

    • Our maintenance staff is permitted to service ALL work orders.

    • Also, we are able to provide our "half hour handy man service" (i.e. hanging pictures, curtain rods, etc.). If you would like to take advantage of this service, please call the office and we will be happy to take care of that as soon as we can.

    • As you always have, 24/7, please continue to CALL us to report any maintenance issues.
      *As office hours may change, please refrain from submitting work orders soley by email or through the website as these emails will not reach our on-call 24/7maintenance staff. We will not see these emails until the next business day.

  • Office Hours

    • Please be advised that our office is open Monday through Friday from 8:00 AM to 5:00 PM. If you would you need to use our copy or fax machine, please schedule an appointment by phone or email.

    • Although office access to residents is no longer restricted, the mail slot/drop box is still open just to the right of the main front door to our office to use, if you so choose. To reduce contact and encourage social distancing, this mail slot can continue to be used for any correspondence, amendments, notices, rent checks, etc. Additionally, if you have any other signed documents that need to be sent to our office, please scan/email, or take a photo of it with your phone and then email it to us.

    • As always, should you need to discuss any aspect of your lease, renewal, rent increase, move out, etc., or have any other questions or concerns, please call our office or email us. We can either discuss the matter over the phone with you or schedule an appointment. We are here to serve you!

Information About Leasing an Apartment

  • Franklin West has apartments available for summer/fall 2020!

    Our experienced leasing consultants are conducting multimedia leasing tours over the phone, using comprehensive video, photographs, and floorplans of ALL available apartments, irrespective of whether they are currently occupied or unoccupied. We are available to schedule "virtual tour" appointments Monday through Saturday (9 am to 4 pm). Additionally, during these hours, we can schedule in-person appointments to show any vacant (unoccupied) apartment that we currently have available.
    Office hours/days may vary depending on property, please call office to schedule appointment.

As Allegheny County transitions into the "yellow phase" of Gov. Tom Wolf's reopening plan today, we wanted to provide you with some guidance as to how this affects the services Franklin West can provide to our residents, both current and prospective. As has been discussed in the media, the "yellow phase" is something of a "twilight zone," neither fully closed nor open... and re-opening plans and protocols differ not only among industry sectors, but even among specific individual businesses. As such, while the "life-sustaining" nomenclature is no longer applicable, for the time-being, some of Franklin West's day-to-day procedures need to stay the same as they have been for the past two months, whereas others may be relaxed.

Our team at Franklin West, Inc. has been closely monitoring the spread and impact of COVID-19 (Coronavirus). The health and safety of our employees and customers is of utmost importance to us.

We are diligently monitoring CDC recommendations and are following the local, state, and federal developments regarding the health and economic impacts.

We ask that everyone work together through this challenging time. It is everyone’s responsibility to help stop the spread of this virus and we believe the steps outlined below will help. Please note this plan is fluid and can change as the progression of the virus is updated.

Information About Our Office Hours

  • We are open for business. Our operating hours are Monday - Friday, 9 am to 4 pm.

    We are available for your needs via or phone or email. Due to our responsibility to help stop the spread of the COVID-19 virus, public access is being limited to our front offices until further notice.

    • Housing is "Life-Sustaining"

      Working with our industry partners at the Pennsylvania Apartment Association (PAA) and the Apartment Association of Metropolitan Pittsburgh (AAMP), we have confirmed directly with the office of Pennsylvania Governor Tom Wolf, that the order announced 3/19/20 regarding the physical shutdown of all "non-life sustaining" business operations DOES NOT include shutting down the physical operations of residential apartment rental communities for the purposes of maintaining safe operations and facilitating the rental of apartments.

  • At the front of each Franklin West office buiding, for anything that is time sensitive or that you prefer not to send through the US Postal Service, there is a mail slot or drop box that you can use to submit rent checks or any other apartment-related paperwork that requires your signature (lease amendments, renewals/non-renewals, inspection reports, forwarding address forms, etc.).

  • You may also scan and email such documents to your property manager's office. If you do not have a scanner, please take a photograph of the completed/signed document and email it.

    • **Email is an imperfect form of communication.**

      Not only can emails go into spam folders, but without anyone's knowledge, some email servers may even block communications to other servers. So, if you email anything to any Franklin West, Inc. office and do not get an email from us by the next business day (or within 24 hours) affirmatively responding that your communication has been received, please Call your property's office right away to check. However you communicate with us, it is your responsibility to ensure receipt.

  • We have instituted detailed protocols for our office, leasing and maintenance team members, including social distancing and screening protocols, remote work, respiratory etiquette, and hand hygiene. Any employee who isn’t feeling well is required to stay home.

    Please be assured that our skilled and dedicated maintenance staff will continue to service work orders essential for the well-being of our residents and the structure of our properties.

    • As you always have, 24/7, please continue to CALL us to report any maintenance issues, even if it is something you feel can wait. After throroughly assessing the specificic problem, our experienced maintenance technicians will determine if the work should be done promptly, or if it can be placed on a temporary hold. Regardless, the work order will be on file with our property manager and we will be aware of all issues affecting your apartment and/or the building. *As office hours may change, please refrain from submitting work orders by email or through the website as these emails will not reach our on-call 24/7 maintenance staff. We will not see these emails until the next business day.*

  • Important Maintenance Reminders

    • SAVE [Y]OUR PIPES! DON'T FLUSH WIPES!

      DO NOT flush disinfectant wipes (even those marketed as being flushable -- they aren't!), paper towels or facial tissues. In short, do not put anything other than toilet paper in your toilets. It will clog the sewer system and cause major damage to your apartment and your entire building, creating an additional public health risk in the midst of the coronavirus pandemic.     • Trash Disposal

      When taking your trash to the garbage can or dumpster (or garbage chute if your property has one), for the safety of everyone, please ensure that plastic garbage bags are tightly closed and that lids are replaced after use.

    • Call Us If You Will Be Away for More Than a Few Days

      Please remember that if you ARE OR WILL BE away from your apartment for more than a few days, please call your property's management office so that we can add you to our "away list." To ensure that no maintenance emergency has occurent in your absence (such as a water leak, etc), our maintenance staff will check your apartment on a periodic basis.

    • Loaner Vacuum is Still Available

      If you need to borrow our "loaner vacuum", please call the office and we will have it placed right outside of your apartment door.

    • Laundry Rooms are Open

      Building laundry rooms will stay open with an additional focus on cleaning and sanitizing. Please assist us in doing what you can to keep laundry rooms and common spaces as clean, safe and healthy as possible in this effort.

  • Important Personal Hygiene Reminders

    We recommend that residents wash their hands with soap and warm water (for at least 20 seconds) when you get home and after you have touched common surfaces. If soap and water are unavailable, use an alcohol-based hand sanitizer. Inside, even in your own apartment, it is important to keep your apartment neat, clean and organized. Clean and/or use disinfectant spray regularly on "high touch" surfaces from countertops to bathroom fixtures to computer keyboards.

    • For residents who feel ill, please follow the advice from the Centers for Disease Control (CDC) below.

      • Stay in your apartment and separate yourself from other residents, even in your own apartment (any co-residents should use a face mask and or gloves when in the same room as you.)

      • Before leaving to go to the doctor, call ahead to let them know.

      • If you need to leave your apartment to go to a doctor, please wear a mask over your nose and mouth (or in the absence of a mask, use a scarf or handkerchief) and disposable gloves. Discard these items in the trash upon return and/or wash immediately.

      • Cover your coughs and sneezes with a tissue, discard immediately in a lined trashcan, and wash your hands immediately afterwards following the steps noted above.

      • Do not share personal items (dishes, utensil, cups, bedding, towels, etc.)

It’s very important for everyone to stay up to date and follow the most recent guidance provided by health officials. You should direct your questions to the local/public health department or the CDC.
